Background:

Our client and sole homeowner wanted to invest in a substantial ground floor extension for his south east London home as part of his financial plan for retirement.

As a semi-detached home occupying the corner plot of the street, there was ample opportunity to increase the property’s square footage, providing our client with a smart new living space and, when he comes to sell, a healthy return on his investment.

"I’m delighted with the new kitchen and loft conversion. It’s made the house so much bigger. The kitchen bi-folds are a brilliant feature and let in so much light. Trouble is, I’ll never want to move!"

Result

Carrying out a complete renovation and custom-build of the ground floor gave our client an expansive new modern kitchen, large dining room and wraparound living room.

The single storey extension to the ground floor allowed our client to realise his dream kitchen and dining area. In place of the original cramped kitchen, sleek, contemporary black units were fitted with white worktops and chrome accessories.

Leading from the kitchen, a spacious dining room was created with full width black aluminium bi-fold doors taking centre stage. The impressive bi-folds bathe the new extension in light and link it beautifully with the garden outside.

Next to the dining room area, a new relaxing lounge area was built with room to accommodate two large sofas and an open fire.

Our client was keen to inject warmth and character into the new kitchen extension. Exposed brickwork in the dining area and the brick open fireplace, compete with log burner, add personality to the space, striking the perfect balance of traditional and modern design.

So that the different room areas flow into one another, polished concrete floor was laid throughout. The smooth flooring creates a seamless look and fits perfectly with the on-trend interior.

Smaller details, such as flush spotlights with modern pendant lights in the dining area, add to the rooms contemporary yet cosy feel.

To complete the renovation, we carried out a large hip to gable loft conversion, turning our client’s unused loft into a light, airy new master bedroom and bathroom.

Having extended and re-purposed his home, our client was thrilled with the result. Plus, a fresh property evaluation soon after showed a handsome return on his investment.
