Type of Conversion:

Rear Dormer – 1 bed en suite

Duration of Build:

8 weeks

Background:

Like many of us, our clients found they were spending much more time working from home recently, and with two children in tow, things were getting a bit of a squeeze.

Our clients wanted to enhance their new build home in two ways: a) turning their loft into a light-filled new bedroom en suite and b) converting their small front bedroom into a dedicated home office.

"“We were the seventh homeowners on our development to choose Absolute Lofts to design and build our loft conversion. Our home is only 15 years old and we weren’t even sure a loft conversion would be possible but they gave lots of options and ideas and have made a really attractive addition. We honestly couldn’t recommend them highly enough.”"

Result

Loft conversions are often considered suitable for older properties but new build attics can be adapted to deliver much-needed extra living space too.

Our client’s trussed roof, like a lot of new build properties, was originally constructed using W-shaped trusses running the length of the loft. To convert the loft, these were replaced with traditional A-shape trusses and supporting steel beams, allowing the space to be opened up underneath. A Dormer extension – a large structure with a horizontal roof – was also built into the roof slope increasing the volume of the room and adding ceiling height.

Our clients wanted to boost natural light in their loft room and the attic design incorporates several light enhancing features. Alongside large, double Velux rooflights, stylish, full length aluminium French doors were installed in the Dormer extension. The addition of a glass Juliet balcony with see through panels allows even more light into the room.

To capture light from above, a large, luxurious Velux curved rooflight was installed in the main ceiling. The central rooflight creates a striking focal point, plus the automated design means it can be adjusted to let air in and out at the touch of a button.

The newly repurposed loft added lots of additional space to this modern mid-terrace home. As well as freeing up a first-floor bedroom to become a new home office, the revitalised loft space has created a relaxing and restful master bedroom and en suite for the family to enjoy.
