Background:

Our client and her family were starting to outgrow their three-bedroom 1980s home. With two growing children, she wanted to add a stylish new loft bedroom and bathroom, allowing the existing first floor rooms to become children’s bedrooms and a home office.

Result

To maximise space and light in the trussed roof, we designed and installed a Dormer loft extension. This created a comfy, modern master bedroom along with a private en suite.

By turning the loft into a new double bedroom, the children were able to move into their own separate bedrooms, and the smallest bedroom became a dedicated home office.

Ensuring Compliance with a Lawful Development Certificate

Although the loft modification did not require planning permission, as this was the first loft conversion to take place on this private housing development, we applied for a lawful development certificate from the local council.

A lawful development certificate demonstrates to the local council and future homebuyers that the loft conversion was legally permitted and gives everyone involved, including the client, confidence that the project is planning compliant before construction begins.

As it can take up to eight weeks for approval, we carried out a ‘plans-only order’. This meant that the client only had to pay for the initial architectural plans to be developed, rather than the full cost of the loft construction, until approval was granted.

With approval in place, the conversion quickly got underway. The first step was to remove the loft trusses, opening the attic void, and reinforcing the roof structure to support the new Dormer extension.

To allow ample light into the new loft rooms, the Dormer extension features several large windows. Two Velux skylights were installed in the sloping part of the roof, amplifying natural daylight.

With the new bedroom complete, the modern en suite was fitted with a luxurious walk-in shower featuring bespoke glass walls. The glass surround not only looks stunning but is super hygienic, as unlike tiles, bacteria cannot loiter around the edges.

A custom built-in wardrobe and shelves under the sloping roof added lots of handy storage. The final touch was laying grey carpet throughout and down the new loft staircase.
