L-Shaped Dormer – 2 bed, 2 bath

Background:
With two young children and a baby on the way, our clients were simply running out of room. They were hesitant to move as they loved their home, its location, plus it is in a prime school catchment area. Instead of shouldering the expense relocating and upsizing, our clients decided to invest in increasing the size of their current property.
"L-shaped dormers are a great way to extend period London homes, particularly semi-detached properties like our client’s. The build created a vast amount of floor space with room to accommodate two new bedrooms and two new bathrooms, substantially increasing the home’s original specification."
Andy, Project Manager
An expansive L-shaped dormer loft conversion gave the parents an entire new top floor, comprising a luxurious master bedroom with private en suite bathroom, a child’s bedroom, and a further shower room.
As our clients had two children with another on the way, they were keen to optimise every inch of space. Working with our architect, we designed and built the largest type of loft conversion, an L-shaped Dormer. This created a spacious master bedroom and en suite for the parents at the front of the property, and another bedroom – a child’s nursery – and shower room to the rear of the property.
The loft conversion more than doubled the size of the original accommodation, taking it to a four-bedroom, three-bathroom property. As well as rocketing its re-sale value, it gives the family the valuable space they need right now.
Our clients were keen to craft a private space with all the comforts. High ceilings mixed with Velux skylights and a large sash window flood the master bedroom with light. Stylish integrated wardrobes with full-length mirrors provide lots of storage without taking up additional floor space.
The adjoining shower room was designed as a serene sanctuary. To optimise space, we installed a curved, corner shower enclosure. The step-in design and slim shower tray maximise square footage. While luxurious fixtures, such as the oversized shower head, provide pampering showers at the touch of a button.
Linked via a new landing is the second bedroom, decorated ready for our client’s new arrival. The loft nursery has desirable high ceilings and the modern style sash window bathes the room in light.
The loft’s unusual angles were put to clever use by turning them into built-in cupboards to tuck away toys and baby equipment. Completing the new addition was a further shower room equipped with a modern shower, toilet, and vanity unit.
