Rear Dormer, 2 bed, 1 bath
10 weeks
Having seen the extra space their neighbour’s gained with a loft conversion, our Billericay-based clients asked Absolute Lofts to extend their mid-terrace home. Keen to add more rooms to their three-bedroom terrace, rather than move elsewhere, we swiftly dispatched our surveyors and designers to see what could be achieved.
"“Our clients were thrilled with the three extra rooms that came from the dormer conversion. The outlay of the loft renovation, around £45,000, is also money well spent, adding at least £100,000 to the value of the property.” "
Absolute Lofts Project Manager
The mid-terrace’s position and profile was ideally suited to a rear dormer loft conversion. Alongside adding desirable high ceilings and vertical walls, a dormer extension doesn’t usually require planning permission, providing it doesn’t exceed the height of the existing roof. After putting a Party Wall Agreement in place, giving permission from neighbours either side to work on the shared wall, our expert loft convertors set to work.
Adding the dormer opened up masses of additional floor space, allowing us to create not one but two bedrooms and a generous en-suite. Accessed from a new landing, the main loft bedroom is a spacious relaxing retreat complete with cosy furnishings. Large anthracite grey windows make the most of the natural light and frame the view. Next door, another full-sized bedroom is perfect for hosting guests or working from home.
Creating extra living space can put pressure on existing facilities, such as the bathroom. For convenience and privacy, we designed and built a new en-suite off the main bedroom. Featuring a large walk-in shower, basin and toilet, there’s every comfort, plus no waiting around for others to finish in the main bathroom.
At Absolute Lofts we undertake every aspect of loft conversions, from initial drawings to installing loft staircases and landings.
Our clients wanted the new loft to feel part of the existing home. As well as fitting a classic wooden staircase and herringbone flooring, finer details such as adding a dado rail to the landing, make the extension look as though it’s always been there.
In line with our client’s vision, the bedroom walls were finished in an olive-green shade extending to the skirting and doors. Again, care was taken to maintain the home’s vintage charm. Traditional style radiators and ‘1 over 3’ panelled doors (perfectly disguised fire doors) provide the perfect finishing touches to this ‘new but old’ conversion.
