L-shape dormer loft conversion and side return ground floor extension
‘L’ Shaped Dormer in Terraced House:
The client’s brief was to create a music room to house the Clients extensive vinyl record collection together with an additional room to be used as a home office. A new WC and shower room was also to be installed.
Side return ground floor extension:
The client had lived in the property for over 20 years and the kitchen / ground floor area was (in their words) tired and need of a little TLC. The existing ‘music room’ had been partitioned off from part of the existing kitchen. By constructing a side return extension the full length of the back addition (approx. 5.8m long) and demolishing the flank (side) wall of the property a new open plan kitchen / dining area could be created.
Construction of an L-shape dormer was the obvious solution with the record collection housed in the larger room in the main loft void and the home office in the room built over the back addition. Absolute Lofts had already completed three other projects in the same road so the Client was able to view prior to construction and get a good idea of the floor plan and space created.
Permission to build:
All works were completed under permitted development guidelines. Absolute Lofts prepared all plans, structural calculations, building regulations application and Certificate of Lawfulness approval.
The work had to be completed with the Client living within the property whilst the work was completed as their budget did not extend to them renting alternative accommodation during the construction phase.
The project had to be phased so that the loft conversion was 90% completed and the Client could utilise the top floor as living accommodation whilst the ground floor extension was constructed.
The record collection had to be protected (for both security and ingress of dust) for the duration of the build together with the Clients extensive contemporary art collection.
Absolute Lofts completed the project (for both loft and extension) within approximately 18 weeks.
