Dormer – 1 bed en-suite
Our Bromley homeowners on Murray Avenue were beginning to outgrow their three-bedroom 1970s terraced home as their two children got older and family life changed. Like many families across BR1 and BR2, they wanted more practical living space without the cost, stress and disruption of moving away from local schools, transport links and the area they already loved.
The aim was to create a spacious new master bedroom with a private en suite in the loft, allowing the existing first floor bedrooms to become separate rooms for the children, while also freeing up the smallest bedroom to be used as a dedicated home office. This created a much better long-term layout for modern family living without sacrificing valuable garden space.
Because the property had a modern trussed roof structure, careful planning was needed to maximise head height, natural light and usable floor space. A Dormer loft conversion was the ideal solution, allowing us to open up the roof space properly and create a bright, comfortable master suite with excellent proportions and a stylish en suite bathroom.
Although the loft conversion did not require full planning permission, as this was the first loft conversion completed within this private housing development, we applied for a Lawful Development Certificate. This provided full compliance under permitted development rights and gave both the homeowners and future buyers confidence that the project was legally approved and fully documented.
To avoid unnecessary risk while council approval was being processed, we first carried out a plans-only order. This allowed architectural drawings and structural planning to move forward before the full build began, giving the client financial clarity and confidence before construction started.
Once approval was secured, the loft trusses were carefully removed, the roof structure was reinforced, and the new rear dormer extension was formed. Large dormer windows and two Velux roof windows were installed to flood the new loft with natural light, transforming what had been unused roof space into a bright and welcoming master bedroom with a modern private en suite.
