Rear Dormer Loft Conversion: 1960’s End of Terrace House in South East London

Our client, based in Blackheath, South East London wanted to convert their existing loft space to accommodate a home office and an artist studio. The lease on the existing artist studio they rented was due to expire in January 2011 and costs for a similar studio in the neighbourhood were in excess of £7000 per annum. The client did not want to commit to a new term lease on a studio so looked at the possibility of creating a new space at home.

The existing home office (currently in one of the first floor bedrooms) would have to be moved to accommodate a new staircase for access to the loft extension.

Type of Loft Conversion: Rear Dormer Loft Conversion

After consultation with the client for their future requirements and budget available, we recommended a rear dormer loft conversion. The exterior face of the dormer would be clad in tiles to match the neighbouring properties to try and best blend in with the surroundings.

Duration:

Absolute Lofts completed the project within approximately 12 weeks.

Requirements:

  • Artist studio with plenty of natural light
  • A home office to replace the existing work space, again, with plenty of natural light
  • Minimal interruption in the house during construction as one of the clients works from home full-time
  • A new WC area within the loft extension
  • Update the current heating system from a warm air to pressurised central heating system to include replacing the boiler and installing new radiators throughout the house

Special Requirements:

The loft conversion was to start in November and be complete before the Christmas break so that all materials, fixtures and fittings from the existing studio could be moved to the loft conversion before the lease expired on 1st January 2018.

Because of the layout of the existing property, the stairs to the new loft room would have to be located in the front bedroom which housed the existing home office.

Move the existing office area to a temporary location on the ground floor (including secure broadband connections) whilst the work was completed.

Velux windows to the front roof elevation to provide natural light and ventilation for the office area.
