Soaring house prices and the cost-of-living crisis means that children are living at home with parents for longer. With three children at home, our clients wanted to make more space in their Hackney home with a loft conversion. After Absolute Lofts surveyed the mid-terrace property, we concluded it was the ideal fit for a rear dormer loft extension.

Rear dormers often come under ‘permitted development rights’, so providing that it meets specific size criteria, you don’t need to gain full planning permission. A terrace home is currently allowed a dormer of up to 40 cubic metres, as such we were able to start work right away.
The dormer made room for a new light, airy bedroom, and en suite bathroom. One of our client’s chief priorities was light flow. We maximised light by installing floor-to-ceiling aluminium doors in the bedroom. A frameless glass balcony, rather than a metal version, amplifies the feeling of light and gives amazing views.
To minimise clutter, we created a suite of custom storage. Wardrobes built to fit snuggly in the eaves provide space for clothes. Whilst cupboards at ground level are ideal for storing things out of sight. Hidden loft storage is great for freeing up floor space and allowing other furniture – like our client’s mid-century pieces – to shine.
Optimising the space, here we installed a glass shower enclosure alongside floating furniture such as a wall-mounted toilet. No one wants a dark, windowless bathroom. The addition of a separate bathroom window and skylight let light in and ensure free-air flow.
As well as undertaking full fitting, our team carried out tiling and decoration. Our clients amped up the wow factor by opting for emerald green and gold decor. Striking features like the gold brassware and countertop basin make every day washing more special. Marble tiles underfoot add to the luxurious finish.
The final phase involved cladding the dormer exterior with smooth grey tiles, so it blends with neighbouring properties.
