The Challenge & Our Solution: Hip to Gable + Rear Dormer Loft Conversion in Eltham

To create enough usable space for two growing children’s bedrooms plus a luxury bathroom, we designed and built a combination of a hip to gable extension on the side and a rear dormer loft conversion. This approach is particularly effective for double-fronted period properties in Eltham and across South East London, where hip roofs often limit headroom and floor area.

 By extending the roof on the hip side to form a gable and adding a well-proportioned rear dormer, we dramatically increased both the volume and the usable floor space while maintaining the character of the original home. We ensured the new loft space seamlessly integrated with the existing house by installing a full sized Victorian style staircase that rises elegantly through the centre of the home. From the new landing, we created two large, bright children’s bedrooms and an exquisite spa like bathroom.

Both children’s loft bedrooms feature desirable high ceilings, along with large skylights and windows that flood the rooms with natural light. The characterful angled walls and nooks created by the roofline have been cleverly transformed into practical storage solutions, including built in shelves and cupboards  turning potential wasted space into a real asset.

Positioned between the two new bedrooms is the large new family bathroom. Designed to feel roomy and pampering, it comfortably accommodates a freestanding bath, corner shower enclosure, basin unit, and toilet. An extra large rooflight in the pitched roof fills the space with daylight while preserving privacy for this South East London home.

To create a true spa-like retreat, the walls and floor were finished with large-format natural stone tiles in a light colour palette. This not only enhances the sense of space and light but also provides a timeless, luxurious backdrop for long, relaxing soaks.

 Care was taken throughout to respect the property’s period features. We installed Victorian-style uPVC sash windows that perfectly replicate the classic proportions of the original windows, along with traditional wood internal doors fitted with elegant brass doorknobs.

The loft staircase and landing were meticulously designed to match the existing décor, featuring traditional turned wood spindles, handrails, and newel posts with rounded finials. The result is a seamless blend of classic elegance and modern family living.
