Result

The position of our client’s home meant that the new loft conversion – comprising three pitched roof dormers to the side elevation – would overlook their neighbour’s home. To meet planning permission conditions protecting the neighbour’s privacy, obscure glazing was installed in each of the dormers.

Of course, nobody wants a gloomy roof space, so to ensure the loft extension benefited from lots of natural daylight, clear glass gable windows were fitted at the front and back, allowing plenty of light throughout.

Making a roomy conversion with ample head room is just as attainable with a modern truss roof as with older properties. To achieve the desired head height (a minimum of 2.2m), we implemented a new floor design, which combined with the three dormer roof extensions, provided plenty of head height and bypassed the need to lower the ceiling of the rooms below.

The final loft layout created a vast amount of extra space, adding two large rooms and a full-size bathroom.

One room was transformed into a spacious child’s bedroom with lots of handy storage and cubby space in the eaves. The other became a fully equipped home office/family games room. The new space accommodates a desk, digital piano, and the final flourish – a super-sized TV screen for epic game playing.

Completing the newly configured loft space was a new family bathroom. As well as making busy mornings and bath times run smoother, the bathroom’s modern design and deep curved bath make it an ideal chill out spot.

With one of the children happy in their much bigger loft bedroom, the final step was converting the former box room into a dedicated office space.
