L-shaped dormer creating two bedrooms and one bathroom
10 weeks
The owners of this Eswyn Road home needed their property to adapt as their twins grew. Their priority was to create a much larger bedroom that could also provide a practical play area, giving the children enough space for sleeping, playing and storing their belongings.
The family also needed another bathroom. Instead of creating an en-suite that could only be entered through one bedroom, they wanted a separate bathroom accessed from the new loft landing. This would make it useful to the occupants of both loft bedrooms and the wider household.
The project therefore needed to provide more than one oversized room. The completed floor had to contain two bedrooms, an independent bathroom and a staircase that connected naturally with the existing home.
An L-shaped dormer conversion provided the additional floor area required to accommodate this family-focused layout.
The completed L-shaped dormer gave this Eswyn Road property two additional bedrooms and a separate family bathroom within the new loft floor. The twins received the larger bedroom and play space their parents had requested, while the second bedroom gave the household valuable additional flexibility.
The children’s room was planned to work throughout the day rather than functioning only as a place to sleep. There was sufficient open floor area for two beds, toys and play equipment, allowing the twins to share the room without it feeling overcrowded. Roof windows introduced natural light, helping the new bedroom and playroom feel bright and welcoming.
The bathroom was constructed as an independent room accessed from the loft landing and main staircase. Keeping it separate from the bedrooms made it available to everyone using the new floor instead of restricting it to one room as an en-suite. The finished bathroom included a bath with an overhead shower, WC and washbasin, with blue wall tiles adding colour to the space.
The staircase and landing were also important parts of the finished design. They created a clear connection between the existing house and the two new bedrooms, making the conversion feel like a properly arranged additional storey rather than an isolated room within the roof.
Absolute Lofts completed the construction in approximately 10 weeks. The practical result was a home that could adapt as the twins grew, with more bedroom and play space, valuable additional bathroom capacity and a second loft bedroom for the family to use as their needs changed.
This Eswyn Road project demonstrates how an L-shaped dormer can solve several connected space problems at once: growing children needing a larger room, toys and play activities requiring more floor area and a busy household needing another bathroom.
