Our client was a first-time buyer who wanted to make better use of the available space within her Gunton Road property. Increasing the number of bedrooms would give her more flexibility in how the home could be occupied and create the potential to generate rental income in the future.
The layout needed to provide two properly separated bedrooms rather than one large open room. Privacy was important, particularly if the rooms were occupied independently, so the design placed the principal bedroom and en-suite towards the front of the new floor and a second bedroom towards the rear.
The rear room was also planned to connect with a roof terrace, adding valuable outside space to the property. An L-shaped mansard conversion provided the floor area and full-height accommodation needed to create this arrangement.
The completed L-shaped mansard transformed the Gunton Road property by creating two distinct bedrooms, an en-suite and a roof terrace within the new loft floor.
The principal bedroom was positioned at the front of the property on the higher part of the split-level conversion. Its private en-suite made the room more self-contained and gave its occupant greater separation from the second bedroom.
At the rear of the property, the additional bedroom was fitted with French doors opening towards the roof terrace. Glazed panels formed part of the terrace arrangement, allowing light to pass into the room while safely enclosing the outside area.
The terrace provided space for outdoor furniture and gave the rear bedroom a direct connection with outside space. This was an important part of the design rather than a decorative addition, particularly because the conversion was intended to make the property more flexible for future occupants.
Separating the bedrooms between the front and rear of the new floor gave each room a clearer sense of privacy. The arrangement was especially suited to the owner’s aim of increasing room capacity while retaining a comfortable and practical layout.
Absolute Lofts completed the construction in approximately 12 weeks. The finished project gave the first-time property owner two additional bedrooms, private bathroom facilities and an unusual outdoor feature that improved how the new floor could be used. Although rental returns can never be guaranteed, the conversion created substantially greater flexibility in how the property could be occupied.
